Making an Offer and Negotiations - Real Estate Killeen Texas

Once you, the Buyer, decide on a property it’s time to maker an offer. Your Realtor will be a great help at this point – your real estate agent will advise you on what is customary in the market, like negotiating concessions such as closing costs, repairs, & closing date. The idea in knowing the seller’s perspective ahead of time is to eliminate “haggling” time. If your offer is not favorable enough to the seller, it could be rejected, leaving the property open for other interested parties to purchase.

It is perfectly acceptable to start with a low offer as long as you fully understand the risks. The best thing that can happen is that you walk away with a bargain! The worst thing is that you lose the property to a more “serious” buyer and someone else will be moving into the home you wanted. Carefully consider the advice of your Realtor when deciding to make an offer on a home – then make the final decision that is best for you.

Your Realtor will prepare the offer you decide to make. He/she will also collect your earnest money deposit, instruct you where to sign and initial and deliver your offer to the listing broker’s office. You can also have your attorney review the offer before it is delivered to the listing broker, if you so desire.

The listing broker will present your offer to the Seller and explain to them what the offer will net at closing. The Seller can accept the offer with no changes, sign and date and the property will then be “under contract”. If the Seller disagrees with any part of the offer they may either change the item(s) and return the paperwork as a “counteroffer” or REJECT the entire offer. Sometimes a rejection is returned with an “invitation to re-submit” listing the items that would make the next offer more favorable. Keep in mind, that until the offer is signed and dated by both parties and all items have been negotiated and agreed upon, the property is still available to other prospective buyers.
